Bakit Napakaraming Bakanteng Condominium Units sa Bansa?

 

Sobrang natuwa ang mga developers noong kasagsagsagan ng Philippine Offshore Gaming Operators (POGO), kung kailan nagdagsaan ang mga online na pasugalan at online sex rings sa bansa mula China. Nangunguna ang mga Chinese sa pagbili at pagrenta ng mga condominium units. Kabilaan ang nagsitayuang mga condominium buildings hindi lamang sa Metro Manila kundi na rin sa iba't ibang bahagi ng Pilipinas.
 
Mula sa pre-pogo period na P1.8 million ay tumaas ang mga presyo ng bawat room o unit na isang pad, isang kuwarto, o dalawang kuwarto sa average na P5 million.
 
Ngunit ipinatigil ni Pangulong Ferdinand Bongbong Marcos Jr ang mga pogo operations sa bansa noong Hulio 2024, at sa pag-alis ng mga pogo operators at mga trabahador, biglang nabawasan ang mga bumibili ng condo units.
 
Mahigit-kumulang P300 thousand ang hinihinging down payment ng mga ahente ng real estate bukod na sa "murang" reservation fee na P25 -P50,000 at P18-P50,000 monthly rent-to-own charges bago pa makalipat sa unit ang mga Pilipinong nagnanais magkaroon ng tinawag na "shoebox" o "glorified prison cell" ng mga netizens. 
 
Ang isang regular employee tulad ng mga nasa call centers ay kumikita ng P18,000 hanggang P40,000 kada buwan, kung saan halos mapunta na lahat ang sweldo nila sa monthly payment, bukod na sa binabayaran nilang inutang para sa down payment na 5% lamang sa kabuuang bayad ng unit. May interest din ang nautang na pang-down kung kaya't halos wala nang matirang pangkain ang mga nakipagsapalarang bumili ng unit. Ang iba ay binibitawan o pinapasalo na lamang ang kanilang nasimulang bayaran kung hindi na kayang ituloy.
 
Dahil sa dami ng mga naipatayong condominium buildings sa bansa, halos  34 months daw ang sobrang supply ng condominium units o tinatayang aabutin ng 34 months ang pagbenta sa mga ito sa kasalukuyan. Pero masyado lamang positibo ang pag-iisip ng nagtantiya nito.

Nababalitang binabaan na ng mga developer ang presyo nila ngunit hindi pa rin matinag karamihan ng mga empleyadong Pinoy dahil sa tila hindi nakasayad sa lupang pagkwenta ng mga realtors sa presyuhan nila. Ang akala yata nila ay kumikita ng P200 thousand monthly average ang mga regular na empleyado na target market nila. Kung hindi nila naintindihan, P18,000 ang average monthly gross income ng mga Pinoy, at babawasan pa ng taxes, SSS, at mga sapilitang kaltas, bago mapasakamay ng Pinoy. Higit sa kalahati ay mapupunta sa pagkain at renta, at halos wala nang matirang pamasahe papasok sa araw-araw.
 
Marami ang mga nagnanais makabili ng condominium unit nila o sariling bahay at lupa ngunit masyadong mataas ang inaakala ng mga developers at kanilang marketing team sa kinikita ng bawat Filipinong empleyado. Kung paanong di maintindihan ng mga realtor at hindi nagagawan ng paraan ng mga liderato ng bansa ang sitwasyon na ito ay tunay na nakakalito at nakakalungkot para sa maraming nangungupahan o nakikitira.
